Initial consultation:

The process of designing your new home or extension starts with an initial, no obligation consultation to discuss your design ideas.

With my extensive experience I can guide you through the requirements of your proposed project and discuss what you would like to achieve.

Planning Permission and Building Regulations:

When considering any domestic building projects the first thing to establish is whether any planning permission is required. Whilst planning permission is usually necessary, not all projects require planning approval.

A Building regulations application, which is separate to planning permission, will be required for the vast majority of projects.

Based on our discussions I will provide a quotation which outlines the planning and building regulations process relevant to your project with a breakdown of associated costs.

Survey:

Upon acceptance of my quotation we can arrange a mutually convenient time to carry out a measured survey of your property. The survey will take between 2 and 4 hours dependent on the complexity of the building. This will enable me to produce existing floor plans and elevations of the property.

Design and plans:

Based on your project brief, a set of preliminary plans will be prepared to allow further discussion regarding the design and layout.

Following our discussions, should we need to revise the plans, one revised set of plans is included in the initial fee, however further major revisions may incur extra costs.

Planning Application:

When you are completely satisfied with your design I will act as your agent for submission of the appropriate application to the local planning authority.

Planning authorities endeavour to make a decision on your application within a statutory 8 week time frame.

Once the appropriate planning approvals are in place, then in most cases building regulations approval with then be required.

Building Regulations:

Building regulations are a set of national minimum standards for design construction and alterations to buildings. These must be met to ensure your home is safe, well built and energy efficient.

I will provide technical, detailed drawings along with construction notes and acting as your agent will prepare and submit a building regulations application on your behalf.

Building regulations approval is usually gained within 2 to 4 weeks from submission dependent upon. local authority timescales.
